"We believe in maintaining a High Degree Of Integrity and providing our Buyers and Sellers with Personal Attention, Professional Service, and Up-To-Date Information they can Trust to keep them ahead in the Real Estate Market."

Buyers wanting to purchase a home, a townhome, a suite or a condo in the Greater Vancouver suburbs of Pitt Meadows, Maple Ridge, Port Coquitlam, or Coquitlam should first select a Professional Realtor they can Trust to represent their best interests and ensure that the Buyer is fully informed and properly prepared in order to maximize the Buyer's chances of getting the property they want.

Buying a home is no longer just getting in the car and driving around looking at houses or townhouses or apartments.  In order to maximize a Buyer's chances for success and minimize the possibilities of unexpected expenses, or frustration and disappointment, it's important that a Buyer understand the value of working with a Professional, Qualified Realtor who has an up-to-date knowledge of the local (Pitt Meadows, Maple Ridge, PortCoquitlam, Coquitlam) real estate market area, market area activity within the Buyer's price range, and the supply of and demand for houses, townhouses, or suites and condos within the Buyer's price range.  Working with such a Realtor can prove to be invaluable to a Buyer and save the Buyer considerable frustration, disappointment, and even expense.

We want our Buyers to have only "Good Surprises", no "Bad Surprises"!   We sit down together and go through approximately 15 to 20 items that are both important and valuable for Buyers to know.  Lenders, Pre-Approval, Deposits,Home Inspection Companies, Property Purchase Tax, Conveyancers, Titles, & Charges on Titles, Taxes, Insurance, Strata situations and Strata documents, are just a few.  We welcome and encourage Buyers to ask all the questions they want, at anytime.  We're never more than a phone call or an email away.

Working with Mortgage Lenders, Professional Home Inspection Companies, Lawyers & Notaries, etc. almost every day, we can offer information, thoughts and suggestions to assist Buyers.

"A Contract of Purchase & Sale of a house, townhouse, suite or condo is a legal Contract containing the obligations of both the Seller and the Buyer with respect to the purchase and sale"

It is essential to the Buyer that the Realtor write the Offer/Contract in a professional, knowledgeable manner so that the interests of the Buyer are properly and legally represented. Writing a proper Contract is not something to be taken lightly or casually.  To quote the British Columbia Real Estate Association in a 2003 publication, "As the business of real estate becomes more complex due in part to legislative changes, technological advances and greater consumer awareness, it is absolutely essential that all real estate professionals attend educational seminars on a continuing basis." A properly written Contract should include Clauses and Subjects specific to the property and the respective parties situations.  Incorrect, vague, or general wording could not only have serious repercussions, it could render a Contract "Void or Voidable"!

Working with a Realtor who stays current with both the ongoing changes and the Professional Education Courses can prove to be very beneficial and very valuable to a Buyer!  In order to ensure that we stay up-to-date with the changes and competently represent and protect the best interests of our Buyers we regularly participate in Continuing Professional Education and Advanced Industry Education Courses.  Between staying current with courses, and years of experience, we have established a well respected reputation for being Realtors who watch over a Buyer's interests very well by writing a very Professional Contract.

Our knowledge and ability to write a Professional Contract is an important and valuable benefit for a Buyer.  Our knowledge and ability to present and negotiate the Contract for a Buyer is another!  As a respected Real Estate Professional we have established a reputation for working well with all parties and successfully negotiating Contracts for our Buyers.

A properly written Contract should include Clauses and Subjects specific to the property and the respective parties situations.  We work with our Buyers and guide them through the process of ensuring that each of the Clauses and Subjects are properly addressed.

It's our practice to be present at every Inspection and remain at the Inspection from start to finish.  If the Buyer's situation allows we encourage the Buyer to attend the entire Inspection also.

The Subjects have all been removed, the Contract has "Completed", and now you're taking "Possession". Congratulations!  To ensure that the transition is as smooth and comfortable as possible for the Buyer, we look after obtaining the keys and any appropriate papers etc. for their new home, and ensure that the Buyer has the keys for the agreed upon Possession time.

We've achieved our goal, the Buyer's happily living in their new home, however we don't just disappear.  As is our practice from the moment we start to work on behalf of our Buyers & Sellers, - "Personal Attention and Exemplary Service" - we're never more than a phone call or an email away!
